10 Questions to Ask Your Realtor about Selling a House
With over 44,000 realtors in Houston how do you choose the right one? You may have friends, family and colleagues suggesting names. It is advisable to interview 2-3 people. Here are some suggested questions to ask together with how I would answer them.
. How many years have you been in real estate? Why is this important?
I have been in real estate for 14 years and was an HR Manager in my past life. My degree is in Business Studies majoring in Marketing. I have a Post Graduate in Counselling. Real Estate is a complex, litigeous business. You are entrusting your agent with what is probably your biggest asset. Do you want an agent with a track record of success? Someone that has tried and trusted strategies of how to sell a home and get top dollar? One who has navigated buyers and sellers through every conceivable scenario? Or do you want someone with little to no experience?
. When it comes to listing homes, what do you do that is different?
Because I have a marketing background, I apply the fundamental concepts of marketing to selling your home. In other words, I actively market homes with a multi point marketing strategy tailored for that particular home. I don’t just put a home up for sale and hope for the best. I also genuinely care. I go to bed thinking about my clients and wake up thinking about them. My buyers appreciate that I will always give them the good, the bad and the ugly when it comes to any home they are considering. My goal is they make this huge puchase with their eyes 100% open.
. How much is your marketing budget?
Given marketing homes is my focus, I routinely spend 5-10k on listings over $500,000.
This includes staging, professional photography, video, marketing materials, a floorplan, agent to agent marketing, open houses and social media advertising.
Also, if a buyer does not have an agent, I will amend the listing agreement for my sellers so they do not have a buyer broker fee to pay.
. What areas of town do you work in?
Areas of expertise are West University, Bellaire, Braeswood, Southampton, Southgate, Museum District, Montrose, Rice Military, The Heights, Memorial, Energy Corridor and Katy and Sugarland. If you are looking in a different part of town such as the Woodlands, I will refer you to an area expert.
· Do you have any professional designations and why are they important?
Designations indictate a commitment to the profession and a level of experience and expertise. I am a Master Certified Negotiation Expert (Top 1% of realtors in USA have this) and am accredited with the Inst of Luxury Home Marketing. I also sit on the Agent Leadership Committmee at Keller Williams.
· Can an international buyer get a loan with no credit history?
Yes. I work with a terrific network of lenders who will do their best to make this happen for you. You will start the process before you arrive and can be in your new home within 6 weeks of getting off the plane.
