Upper Kirby is a district made up of commercial, historical neigyborhoods and new mixed use development projects. It sits inside the 610 loop and takes it name from nearby Kirby Drive. It sits just to the south of River Oaks and to the East of the Galleria.
The area contains many businesses,especially in and around Greenway Plaza. Upper Kirby has seen huge investment in recent years especially around Kirby and Westheimer where retail, dining and accomodation options have exploded. The area is now considered a retail/dining hub along side its neighbors in Highland Village and Rice Village.

Location and Commute
Centrally located, Upper Kirby is ideal for downtown (around 10 -15 mins), the Galleria (10 mins) and the Texas Medical Center (10- 15 mins). Some do commute to the Energy Corridor from here which is a reverse commute on I10 but traffic can be heavy on the 610. 30-40 minutes is typical. More in heavy traffic.
The retail and dining options here are one of the major draws to the area. The Galleria, Rice Village, Highland Village and the new River Oaks Shopping District are all minutes away.

Mixed used projects have changed the area in recent years bringing new apartments such as Gables West Ave.
There are many apartment options but the area also contains charming, tree filled neighborhoods with older homes, some of which have been renovated. Some have been torn down making way for new construction, both custom and by individual builders. This is not a master planned community and as such has a unique appearance.
All schools fall under HISD and location will dictate which school you are zoned into. Poe, West U and River Oaks Elementaries all have catchments which extend into Upper Kirby. Lanier is the state middle and Lamar is the High.
Private schools nearby include St Annes, River Oaks Baptist and St Johns.
Rice University area
Average Price is around $852,890 with an average homes size of 2674 sf.
Average rent is $3118. A 2 bed apartment can be around $1800-$2800 for something nice.
